Last spring, I put my house up for sale. Since I wasn't using the services of a real estate agent and had no experience in selling a house myself, I thought it would be wise to have a lawyer as a kind of backstop for the contract. Well, that was my naive, rose-colored view at the time. Long story short -- and it is a long story -- after receiving terrible representation and no oversight from another lawyer, I called Melissa for help. I explained to her the problems I was having with the buyer's agents (for example, how they slipped in an unacceptable contingency rider into the contract) and how I found them to be generally unscrupulous and untrustworthy. Turns out, I didn't just need a "backstop," I needed a fighter who would push back against the agents and actively protect my interests. Melissa listened -- she really listened; and then she explained options and strategy. I hired her and Melissa quickly negotiated with the agents and their staff attorney to set things straight. She took charge and did precisely what she said she would do. I'm trying to think of some weakness, something less than excellent in her representation ... but I honestly can't think of anything.

Community Law and Title are very knowledgeable, detail oriented, and friendly when it comes to all things real-estate! Melissa helped me save hundreds of dollars with a quick phone call during the time I was selling my rental property. Instead of filing a 'quit claim deed' to remove my mother's name from the property and spending hundreds of dollars in doc stamps and county filing fees, Melissa said we could remover the name (not making my mother responsible for my capital gains since it is my property) by suggesting that we file the 'quit claim deed' on the same day as the property's sale (when I was going to be paying the same doc stamps and filing fees anyway). Her title company does a great job when it comes to title searches, sales, and knowing how to apply real estate laws. Melissa goes above and beyond for both the buyers and the sellers of real property. She's fair, honest, and professional. I'll be using her services again when I sell my next rental property and for when I sell my home. Fantastic is an understatement for Community Law and Title PA. She's 10 stars in my book!

Community law helped us as buyers, even though they were representing the seller in the transaction. Communication was always concise and clear, and the attorney we worked with even helped us clear up a billing discrepancy with what HOA, several months after the closing. I will definitely seek their services next time we sell or buy a home.
